Design and Supervision
Located on Business Bay road, developed by Eagle Wing & owned by Avantime Limited, the 4-star Revier Hotel consists of a basement floor with pump room, GF, two podium floors, typical Floors from 3rd to 18th and a Roof Floor. The back side offers a view to the district park and podium level activities. Hotel rooms are screened with louvers which reflect thermal gain from incident sunrays integrating light control into the building envelope.
The 4-star hotel (B+G+2P+16F+R) has a built-up area of 2.29 million sq. ft. Through detailed engineering, Team Consistent ended up reducing power requirements by 1250 kW i.e. 40%.
Design Challenges and Solutions
The lack of operator guidelines during the design stage meant that Team Consistent had to design the project to establish DM and DTCM requirements.
The plot was originally allocated as a residential building in the master plan, but converted to a hotel at a later date without changing the utility allocation. The air-conditioning is provided in the area with a district cooling plant, hence, allocated power by master developer was only 1775 kW to cater all client requirements. The connected load is only 8.2 W/sq. ft. against the standard norms of 12-14 W/sq. ft. considering the district cooling system.
The height of the typical floor was changed from 3.6 m to 3.4 m (25 floors). Hence, the design needed to accommodate all services with lower heights as well as distribute the available allocation of services to the additional rooms. In order to accommodate the services, a minimalistic approach was adopted for their design. All aspects related to power consumption were scrutinized at concept stage, and the reports shared with the owners for approval.
As per industry norms, power allocation for a hotel of this size should be 3 MW. Due to the limitations, the requirements needed to be reduced.
Reduction in Power Requirements
The first step was to convert all possible kitchen equipment supported by the gas system. Almost 600 kW was saved by this decision, as the hotel includes two restaurants and all-day dining.
The second aspect was the air conditioning. Though the building was provided with a district cooling system, it was important to get the equipment selection to appropriate levels. Safety factors were reconsidered, and construction executed with a ‘tight’ envelope to reduce infiltration. Optimal power consumption of chilled water pumps, FAHU fans, and makeup and extract systems of the kitchen resulted in reduction by approx. 125 kW.
The fresh air quantity was established with detailed engineering taking into consideration aspects of occupancy diversity and time averaging for the common areas described in ASHRAE 62.1. The fresh air load and corresponding chilled water requirement as well as pump sizing was reduced by almost 20% resulting in savings in power by approx. 45 kW.
The swimming pool cooling was managed through a heat exchanger with district cooling to save on the power of the heat pump. Almost 75 kW was saved due to this decision.
First basement was catered through the natural make-up air via ramps and shafts, avoiding the power consumption due to makeup fans. Negative pressures in basement 1 were created only with extract fans, saving almost 35 kW power.
Subsequently, each suite, VIP room was analyzed for power distribution. The light points were designed with 5 W, having higher luminous flux along with table lamps. Power distribution points were reduced by 25% and all white goods were designed with high efficiency resulting in 200 kW reduction in power.
Increase in Floor Area Ratio
Additionally, the client received special permission to increase the FAR area by 4800 sq. ft. However, the construction had already been completed till level 7, and the infrastructure was already under pressure due to the addition of guest rooms and restaurants.
The most challenging thing was addition of allowable FAR, resulting in addition of 3800 sq. ft. leasable space. All services were sized and installation had started, managing the designs without affecting progress at site, obtaining all authority approvals with special conditions with stringent timelines was managed in close coordination with client, supervision team, design team and contractor without affecting the project timelines.
The Difference We Made
The Revier Hotel represents a triumph of an integrated approach, as we achieved a significant reduction in power requirements by reducing power requirements throughout all services. The design was successfully implemented in spite of multiple challenges and construction is ongoing.
